What kind of home and where? Based on your price range, we can help you determine what kind of home you might want. Size, location, special features, etc. School districts might also be important to your family. Realize that your home is an investment, and consider what features will help the home when it comes time to resell.
Pre-Qualification: It is always important to get pre-approved for your new home loan before shopping for your home. We can help you determine how much home you can afford based on how much of a mortgage payment you want to make. Please see our Mortgage Center for more information. Begin House Hunting: Based on your personal criteria, we will start searching for homes that match your needs and wants. Allow time (days to possibly months) to see a number of houses, so you have a good basis for making a final decision. During the process, we will provide you all the necessary information (schools, local shopping, local entertainment, etc.) that you will need to make an informed decision.
Make an Offer and Sign a Purchase Contract: Once you find the home that you are comfortable with, we will help you submit an Offer to Purchase, including an earnest money deposit. We have extensive experience in this area, and will guide you through the entire process. We guarantee professional representation and a high level of expertise in contract negotiations.
Get Professional Inspections: After we have a ratified sales contract for you on a home, we will guide you through the process of having certain inspections on the home. Standard Home Inspections, EIFS Inspections, Lead Based Paint Inspections, and Radon Inspections are just some of the processes that we will help you with. We work with several certified, licensed contractors that can help you with these valuable inspections.
Final Walk Through and Closing: A day or two before closing, we will help you with your final walk through to insure that your new property is in the same condition as when the initial contract was written. There are also certain walk through items in the home that must be checked and in working order prior to closing. We then assist you with and attend your closing.
